As a landlord, employer, building manager or person with responsibility for the wellbeing of others, you have a few key duties in accordance with ACOP L8.
Appoint a Responsible Person – The ‘duty holder’ (landlord, employer, building manager) should appoint a ‘responsible person’ to manage day-to-day oversight.
Conduct a Legionella Risk Assessment – Order a thorough risk assessment of potential Legionella sources in your water system.
Implement a Written Scheme of Control – Any risks identified should have a corresponding written management plan, listing details, control measures and maintenance tasks.
Ensure Regular Cleaning and Disinfection – Ensure the system remains free from contamination, and carry out disinfection if contamination is detected or suspected.
Maintain Temperature Control – Hot water should be kept at 50˚C or above and cold water at below 20˚C, and routine checks should be carried out.
Keep Records of Cleaning and Disinfection – You must keep records of all assessments, cleaning, disinfection and temperature checks for five years.
Use Competent Contractors – If you need external support, be sure to use competent contractors like EMS Water.
Review and Update Control Measures – Your risk assessment and control scheme must be reviewed regularly and updated if needed.
